Tank water heaters usually last around 8 to 12 years. In Largo many sit in the garage, but a lot of homes, villas and condos put them in an interior closet or a utility room next to a bedroom. A leak there soaks carpet, baseboard and the walls on every side of the closet.
How water heater leaks happen
- The tank rusts through at the bottom after years of sediment
- The temperature and pressure relief valve discharges
- Supply connectors or drain valves fail
- A missing or rusted drain pan lets water spread
How the cleanup is handled
The response team confirms the cold supply valve is closed and the power or gas to the unit is off. Then the extraction crew pulls standing water and maps moisture in the closet walls and neighboring rooms.
- Carpet and pad extraction in bedrooms and halls next to the closet
- Baseboard removal to vent the bottom of the wall
- Cavity drying with air movers and LGR dehumidifiers
- Daily readings until drywall and framing reach the drying goal
A tank in a condo can leak into the unit below. That job follows the condo leak water damage process so both units are documented.
Shut the cold supply, not just the power
Turning off the breaker or gas stops heating, but only the cold water valve on top of the tank stops the water. If that valve will not turn, close the main.
After the dry-out
A plumber replaces the heater and should add a drain pan and, where required, an expansion tank. The Department of Energy water heating page explains tank life and maintenance. Compare typical ranges with the cost calculator.
